122 Bower Street, Manly

This red-brick apartment block overlooking Manly beach required extensive structural work in order to address a number of safety hazards identified by consulting engineers.
The list of structural issues to be rectified included:

  • Brick delamination
  • Concrete spalling on the underside of balconies
  • Rusted balustrades and conformance
  • Lintel corrosion
  • Failing to waterproof
  • Window obsolescence

In addition to these structural upgrades, the Strata Committee requested that aesthetic upgrades also be implemented during the renovation.
Requested aesthetic upgrades included:

  • New window design
  • Re-rendering of the entire building
  • Installation of new balcony balustrades
  • Upgrades to tiling
  • Painting in collaboration with a colour consultant
