Comprised of 160 apartments, this property has required extensive rectification works to the rooftop structure to stop the ingress of water to the apartments below.
Investigations by the project superintendent had identified the need for major waterproofing repairs to the entire rooftop structural slab (including under the tennis court, adjoining walls, planter gardens and various penetrations.
THE SOLUTION
With the source of the issue identified, we first removed the existing waterproofing membrane to expose the structure below. With this done, the full extent of the damage became apparent. In one area of the building, the concrete was so badly deteriorated that the entire structure had to be replaced. Value engineering was carried out to find the most cost-effective solution.
Work to the remaining areas is continuing smoothly; all structural repairs have been completed and the installation of the new waterproofing membrane is under-way.
The project is on track to be completed by the end of 2020.
